The work includes, but is not limited to, the construction of a new, one-story, fully sprinkled, 12,078 square foot cafeteria/kitchen addition located at 2263 Otranto Road on the current Deer Park Middle School Campus in North Charleston, SC. The facility will be composed predominantly of load bearing masonry veneered with utility brick and reinforced with structural steel, joists, trusses, and metal decking. The roof systems consist of metal roofing and a 2-ply modified bitumen system at the kitchen area. A direct expansion cooling system will used for the majority of the spaces with a separate makeup air system providing outside air. Finishes will include, but are not limited to: SVT, ceramic and quarry tile, polished concrete flooring, carpet, acoustical ceilings, paint, casework, marker/tack boards, and kitchen equipment. The package includes basic electrical services, life safety systems, information technology systems, and cable trays. Project also includes the renovation of the existing 2,450 square foot concessions area in the adjacent standalone gymnasium building to a music classroom. In addition, sitework is also part of this contract and consists of the installation of utilities, paving, sidewalks, curb & gutter, fencing, grassing and landscaping. Project will be required to be designed and constructed in accordance with CCSD’s Educational Specifications and Design Requirements.

The Owner has retained the services of a Program Manager, Brownstone Construction Group, to represent the Owner’s interest during the construction of the work.

All bids are to be accompanied by a bid bond or certified check of not less than five percent (5%) of the base bid. Bid securities of the three low bidders will be retained until Contract award and execution.

Bids will be binding for a period of sixty (60) calendar days from the date bids are opened.

The successful bidder will be required to furnish Performance Bond and Labor and Materials Bond in the amount of one hundred percent (100%) of the Contract Amount.

Bids are to be submitted on the bid form provided, enclosed in a sealed opaque envelope bearing the name and address of the bidder, contractor’s license number, identification of contract being bid and name of project. All bids must comply with the laws of the State of South Carolina.

THE OWNER RESERVES THE RIGHT TO REJECT ANY AND ALL BIDS, WAIVE INFORMALITIES AND AWARD THE CONTRACT IN THE BEST INTEREST OF THE OWNER.

Existing planholders will be notified by email upon the release of any addenda. Failure to order bid sets through Duncan-Parnell may prevent you from being notified of issued addenda. Printed copies of addendum will be available at no additional charge. Shipping, if required will be charged. Contact your local Duncan-Parnell office to request a printed set of addenda files.
