Project – Morgan Rigsbee Parking Garage – Warm Vanilla Sheel Suite

 Project Description – Scope of work; convert a cold dark shell space in to a warm vanilla shell with Mezzanine space. The overall square footage of Suite 103 is 1202 square feet which includes a restroom, stair and mezzanine space. Scope of work includes but is not limited to the following:

• Concrete; new floor slab and new structural steel mezzanine, concrete footings, stair, guardrails, elevated concrete slab, composite flooring.
• Metal stairs and mezzanine with handrails
• Ceiling; 2×2 ACT, 6×6 Unistrut type open grid, gypsum board, and spray foam insulation.
• Flooring; VCT, matt concrete sealer, rubber base, and FRP base.
• Signage 
• Walls, doors, batt insulation, and paint
• HVAC; Split systems heat pump, spiral ducts, exhaust fan, outdoor air ventilation, grill, registers and diffusers.
• Plumbing; Rough-in, piping for sanitary sewer, piping for domestic hot water, floor drain, instantaneous water heater, hose bib, lavatory, restroom accessories, valves and specialties, and water closet.
• Electrical; Lighting (recessed LED, emergency, surface LED, exit), switches, occupancy sensors, electrical (Quad, duplex, and duplex GFCI receptacles), junction boxes, minor equipment connections, electrical panel, voice data terminal board and rough in, voice cable box.

Estimated project start is May 15, 2023.
